Condensed appraisal report vs. full appraisal report

A Condensed appraisal report (also referred to as valuation or market value estimate) usually costs between 400 and 900 euros. It is sufficient for an initial orientation, for example when selling or for private assurance – but is generally not recognized by courts, tax offices, or banks as reliable evidence.

A complete market value appraisal prepared in accordance with the requirements of the Real Estate Valuation Ordinance (ImmoWertV) is considerably more extensive: it contains a detailed property description, land and site value determination, application of the appropriate valuation method (sales comparison, income or cost approach), as well as a comprehensible, methodically sound justification. It is prepared according to the requirements that courts, tax authorities and foreclosure proceedings place on expert opinions.

What influences the price?

  • Property type and size: Condominiums are usually less expensive to appraise than multi-family houses or commercial properties.
  • Intended use: Appraisal reports for inheritance or divorce proceedings often require a greater level of detail than a private sales consultation.
  • Complexity: Heritable building rights, listed building status, construction defects, or unresolved third-party rights increase the processing effort.
  • Qualification of the valuer: Publicly appointed and sworn valuers as well as certified appraisers (DIN EN ISO/IEC 17024) generally charge somewhat more than freely prepared valuations – but in return offer particularly high professional credibility.

How long does preparation take?

From commissioning to the completed appraisal report, it usually takes two to four weeks, depending on scheduling availability for the property inspection and the procurement of documents such as land register extracts, the register of building encumbrances, or the declaration of division.

Tip for selection

Before commissioning, make sure you clarify the purpose for which the appraisal report is needed, and determine in advance whether a condensed appraisal report is sufficient or whether a full appraisal report of court-standard quality and structure is required – this avoids duplicate costs later on.
