Recording of all project parameters: plot size, development rights (development plan / § 34 BauGB), planned usable areas (gross floor area/net usable floor area), type of use, construction schedule and intended exit strategy (individual sale or letting).

Complete calculation of all cost groups: land (including ancillary costs), construction costs based on current cost indicators, planning fees, approval fees, site development, financing costs and marketing.

Determination of realistic sales prices per unit type (residential, commercial, parking space) based on current market data — or rental approaches for the buy-to-hold strategy including income valuation.
