Condensed appraisal report
The condensed appraisal report provides an expert value assessment for private purposes — faster and more cost-effective than a full appraisal report, based on a complete inspection and market analysis.
Value assessment on an expert basis
The condensed appraisal report is a compact, expert valuation based on a personal inspection and a well-founded market analysis — without the full formal requirements of a full appraisal report under § 194 BauGB (German Building Code). It is the right format when you need a reliable value assessment for private information purposes.
Unlike a full appraisal report, the condensed appraisal report contains a condensed presentation of the valuation. It is not suitable for use before courts, banks, or tax authorities — if such usability is required, we recommend the market value appraisal.
The condensed appraisal report includes:
- ✓Personal inspection and feature assessment
- ✓Location and market analysis
- ✓Valuation using the appropriate method
- ✓Value range and result
- ✓Personal explanation included

When is the condensed appraisal report the right format?
The condensed appraisal report is ideal for all situations where a reliable expert assessment is needed — but an official full appraisal report is not required.
Purchase or sale decision
You want to know whether the asking or purchase price corresponds to the market value — before signing at the notary or as a basis for negotiation.
Estate settlement
For an amicable settlement between heirs, an expert value assessment is often sufficient — without the cost risk of a court appraisal proceeding.
Divorce settlement
When both parties aim for a fair settlement, a condensed appraisal report provides a neutral basis for dividing real estate assets as part of the equalization of accrued gains.
Renovation & investment decision
Is modernization worthwhile? A condensed appraisal report shows whether the planned investment cost is proportionate to the achievable increase in value.
Asset overview
For asset documentation, loan negotiations, or estate planning, you need an up-to-date assessment of the property value.
Second opinion on the agent's price
You have engaged a real estate agent and want the proposed sale price reviewed by an independent valuer.

Frequently Asked Questions about Condensed Appraisal Reports
Can the condensed appraisal report be used in court?+
No. The condensed appraisal report is not designed as a full appraisal report suitable for court proceedings pursuant to § 194 BauGB and is generally not accepted by courts as a fully valid proof of value. For court proceedings, loan approval, or the tax office, you will need a market value appraisal.
Can I upgrade to a full appraisal report later?+
Yes. If it turns out that a full appraisal report is required after all, we can expand the condensed appraisal report into a complete market value appraisal based on the inspection and market analysis already carried out. The price already paid for the condensed appraisal report will be credited towards this.
For which property types do you prepare condensed appraisal reports?+
We prepare condensed appraisal reports for all common residential and commercial properties: condominiums, single-family homes, multi-family homes, offices, retail properties, and land — nationwide.
