The more complete the available documents, the more precisely and quickly we can reconstruct the condition of the property as of the relevant valuation date.
If building documents are missing, we can request replacement documents from the building authority, although this may take additional time.
Photos taken shortly before or after the date of death are also particularly helpful for documenting the structural condition at that time in a comprehensible manner.
The living area calculation should be carried out in accordance with the Living Space Ordinance (WoFlV); if no current calculation is available, we determine the areas anew during the property inspection based on existing building plans.
A complete building file considerably facilitates the assessment of the year of construction, construction method, and later renovations, and can be requested for a fee from the responsible building authority if needed.
