How much does an appraisal report for my property cost?+

The fee is based on the market value of the property and the type of appraisal report. You will receive a binding fixed price from us in advance — no hourly rates, no additional charges afterward. Do I need a full appraisal report or is a condensed appraisal report sufficient?+

This depends on your purpose. For private decisions, such as a purchase price check or an initial assessment, a condensed appraisal report is often sufficient. For the tax office, a court, or a bank, you will need a complete market value appraisal in accordance with § 194 BauGB. In a personal consultation, we will clarify with you what makes sense in your situation.

Can the appraisal report be prepared retroactively to the valuation date of inheritance or gift?+

Yes. If a retroactive valuation date is relevant for inheritance tax or gift tax purposes (e.g., the deceased's date of death), we can determine the market value as of that date. The valuation is based on the market data applicable at that particular point in time.

Will the tax office recognize your appraisal report?+

Yes. Pursuant to § 198 BewG (German Valuation Act), you can prove a lower fair market value to the tax office if it is substantiated by an appraisal report from a recognized valuer. The tax office is then obliged to accept this value, provided the appraisal report meets the formal requirements. Our appraisal reports meet these requirements.

Will you also come to me for the inspection?+

Yes. We inspect properties nationwide — even on short notice. Travel costs are included in the fixed price or disclosed transparently in advance. A personal inspection is always required for a complete appraisal report.
