The current ImmoWertV (Real Estate Valuation Ordinance) came into force in 2022, replacing the previous 2010 version, with the aim of aligning valuation procedures more closely with international standards and current market conditions.
Among other things, it specifies how land value and building value are to be determined separately, which comparison factors are permissible, and how special property-specific characteristics are to be taken into account.
Every publicly appointed and certified valuer is required to structure and justify their appraisal reports in a comprehensible manner in accordance with the requirements of the ImmoWertV.
Among the most important changes introduced by the ImmoWertV 2022 are new, more differentiated adjustment factors as well as clearer requirements for taking energy-related building characteristics into account.
For clients, the ordinance primarily means one thing: an appraisal report prepared according to its specifications has a nationally consistent structure and is therefore easier for third parties, such as banks or courts, to review.
